Belterra, Caliterra and Headwaters are master-planned communities with a review committee and a six-foot cedar privacy fence on nearly every lot, most of it built in the last ten years and a lot of it never stained. Belterra, Caliterra and Headwaters are the master-planned side of Dripping Springs: 2010s and 2020s six-foot cedar privacy fence on quarter-acre lots, an architectural review on every exterior change, and a lot of fence that has never been stained. Ledgestone, Heritage, Arrowhead Ranch and Big Sky Ranch are one-to-five-acre lots where the privacy fence around the yard gives way to three-rail cedar and pipe-and-cedar around the rest, and the footage gets long.

All three run an architectural review for exterior color, and stain counts. We do not state any community's rule as fact; they differ and they get revised. The pattern is the same as the rest of Hays and Travis County: natural cedar, honey and brown tones go through with little discussion, and the committee has questions about red, black and solid colors. These are also new-cedar communities. If your fence is under two months old, it needs 4–8 weeks to dry down before oil stain will penetrate, and in a Dripping Springs summer it is closer to the short end of that range. Put the install date in the quote form and we schedule the week the wood is ready, not the first week that is open.
Ranch rail, pipe-and-cedar, and the long run on acreage
Ledgestone, Heritage and the acreage off Fitzhugh Road and Bell Springs are where the footage gets long. A three-rail cedar fence has less board than a privacy fence per foot but more edges, and it gets stained on both faces by default because there is no other side. Pipe-and-cedar, we stain the cedar and mask the pipe. We do these jobs, and we quote them from the same satellite measurement and photos as a Belterra backyard. The plain truth is that six hundred feet of rail, or a full perimeter around five acres, lands past the top of our published range and often takes more than one day. We tell you the number and the day count in the same text, and both are firm.
What we do not do is build or set posts. If a section of rail is down or a pipe post has pulled loose, a fence builder fixes it and then we stain it. We say which parts need that when we quote, from your photos, so the builder goes first and nobody pays to stain a rail that is coming down anyway.
Caliche dust, fast drying and the Hill Country wind
The bottom two feet of a Dripping Springs fence carry a film of caliche dust that a hose alone will not move, so the cleaning step here is a wood brightener and a low-pressure rinse rather than a quick spray-down. After that the fence dries faster than it would in Austin, because the ground under it is rock, and we still wait the 48 hours. A fast surface dry is not a dry board, and stain on a board that is damp inside does not penetrate. Sprinklers are rarer out here than in town, but a drip line along a bed does the same thing to the bottom rail.
