The builder fence problem is a Leander problem. A production builder puts up a 6-foot cedar privacy fence the week before closing, the buyer moves in, and nobody mentions that the cedar needed a month or two to dry and then a coat of stain before its first full summer. Eighteen months later the fence in Bryson or Larkspur is the same silver-gray as a twenty-year-old one, and the pickets are starting to cup because bare cedar takes on water on one face and dries on the other. That is the Leander call, and the answer is that the wood is fine. Gray is the surface, not the board.
The other Leander job is the opposite: a fence that is two weeks old and an owner who wants it protected before the sun gets to it. New cedar needs 4–8 weeks of drying (less in July heat, more in a wet spring) before stain will penetrate. Nearly every Leander fence we quote is under ten years old, and a lot of them are under three. Bryson, Larkspur, Palmera Ridge and Mason Hills are 2010s and 2020s builds on flatter lots with builder-grade cedar that was never stained. Crystal Falls and Travisso are the west-side Hill Country communities: larger limestone lots, more slope, and more 2000s cedar coming up on a first re-coat.
The 18-month builder fence in Bryson, Larkspur and Palmera Ridge
Builder-grade cedar is usually thinner picket stock installed while it is still wet, with the pickets butted tight. As it dries it shrinks, gaps open, and the surface checks. None of that is something stain fixes, but stain is what keeps it from getting worse, because it slows the wet-dry cycling that does the cupping. On a fence that has already grayed we brighten first: the brightener lifts the gray fiber and mildew, the wood comes back to tan, and after two dry days we spray and back-brush a penetrating oil coat. From the street it reads as a new fence. Up close the checking is still there, and we tell you that before you book.
New cedar in Leander: the drying window before the first coat
Cedar comes off the truck wet. Stain applied to wet cedar sits on the surface, dries chalky, and is gone in a season. The standard wait is 4–8 weeks, and Leander weather moves it inside that window: a fence installed in July can be ready at the short end, one installed during a wet March needs the long end. The test is simple: sprinkle water on a picket. If it beads, the wood is still too wet; if it soaks in within a minute or so, it is ready.
Do not let a new fence sit through a full Leander summer bare while waiting for the perfect week. Four to eight weeks is the window. Four to eight months is a gray fence.
Limestone lots in Crystal Falls and Travisso, flat lots in Bryson and Mason Hills
Leander splits at 183. West of it, Crystal Falls and Travisso sit on Hill Country limestone: bigger lots, slopes, fence runs that step down a grade, and more rock to mask. East and north, Bryson, Larkspur, Palmera Ridge and Mason Hills are flatter, on smaller lots, and the fence is a clean rectangle. The west-side lots are more footage and more setup, and a Crystal Falls run that steps down a slope has more end grain and more surface open to sun and water, so it tends to want stain a little sooner. We measure all of it from satellite imagery, so the slope does not surprise the quote.
Leander HOAs and picking a color for the first time
Bryson, Travisso, Crystal Falls, Larkspur and Palmera Ridge all have an architectural review step, and because the fences are new, most Leander owners are choosing a stain color for the first time rather than matching an old one. The general pattern holds here as it does across the metro: natural cedar, honey and brown tones are approved; solids, reds and blacks are not. We do not tell you what your ARC's document says. Leander lots vary more than most. A Bryson, Larkspur or Mason Hills backyard is usually 120–170 linear feet of 6-foot cedar, and a builder fence that has grayed once, stained on one side in a mid-tone, lands in the lower half of our $700–$2,000 range. Crystal Falls and Travisso lots are larger, often 200+ feet with slope, and they land in the upper half. A big west-side lot with both sides and a lot of rock to mask can run past the top, and the quote says so up front.

Leander questions
My Leander builder fence is a year old and already gray. Did I miss the window?
No. The gray is surface fiber, not damage to the board. We brighten it back to tan, let it dry 48 hours, and stain it. It will look new from the yard; any checking that has already opened stays, but it stops getting worse. See fence restoration for the before-and-after.
How soon after install can a new fence in Bryson or Larkspur be stained?
Usually 4–8 weeks, depending on the weather since it went up. A July install can be ready at four; a wet-spring install needs closer to eight. Send us the install date and we will schedule the spray for the right week.
Does the Travisso or Crystal Falls HOA need to approve a stain color?

Will stain close the gaps and fix the cupping in my new Leander fence?
No. Gaps and cupping come from the cedar drying out after it was installed wet, and stain does not reverse them. What stain does is slow the wet-dry cycling that makes them worse, which is why staining now still matters.
