Georgetown is the one city we cover where the biggest fence market is not six-foot cedar privacy fence. It is Sun City: thousands of 55+ homes on modest lots, a lot of four-foot picket, and a lot of patio covers and pergolas, all under one association. The rest of Georgetown looks more like the suburbs south of it. Wolf Ranch, Parkside on the River and the Georgetown side of Teravista are builder cedar from the last ten years, and Berry Creek and Old Town have fences older than some of the people asking about them.
What all of it shares is Williamson County sun on thin limestone soil: a west-facing fence with no shade tree gets the full afternoon every day from May into October. Bare cedar goes gray in one summer. With a penetrating oil stain back-brushed into the grain, it holds color for a couple of years and the boards stay flat instead of checking and cupping.

Sun City is the biggest single fence market in Georgetown and the least like the rest of it: 55+, association-managed, a lot of four-foot fence and pergola, and homeowners who want a date rather than a week. Wolf Ranch, Parkside on the River and the Georgetown side of Teravista are 2010s–2020s cedar privacy fence under an architectural review. Berry Creek and Cimarron Hills are older, larger lots with more iron and long cedar runs on a second or third cycle. Old Town is a century of housing with fences to match.
Sun City: short fences, pergolas, and a day you can plan around
Sun City is its own market and we treat it that way. The fences are often four feet instead of six, a fair number are picket instead of privacy, and the thing that actually needs stain is as likely to be a pergola, an arbor or a patio cover as a fence line. Less board area means a Sun City fence usually lands at the bottom of our range, and we quote a pergola as its own line so you can see the two numbers separately. The other thing about Sun City is that "sometime this week" is not an acceptable answer, and we agree. We book a specific day, confirm it by text the day before, and if rain moves it you hear from us before you have to ask. Sun City reviews exterior changes through its community association like any other planned community; most of what we see approved there is natural cedar and mid-brown, but confirm with the association before you settle on a tone.
Wolf Ranch, Parkside on the River and the new-cedar clock
The west side of Georgetown is where the new cedar is. Wolf Ranch, Parkside on the River and the newer streets of Teravista went up with a six-foot privacy fence on every lot, and most of those fences have never seen a can of stain. New cedar needs 4–8 weeks to dry down before it will take an oil stain, but it should not go through a full Georgetown summer bare. If you closed in the spring, early summer is the week. If you closed in July, put the install date in the quote form and we book the first week the wood is ready instead of the first week that is open.
All three communities run an architectural review for exterior changes. We do not state any community's rule as fact, because they change and they are not identical, but the general pattern is that natural cedar, honey and brown tones go through without much discussion, and reds, blacks and solid colors get questions. Old Town pickets, Berry Creek cedar, and what stain cannot fix
The historic blocks around the courthouse square are a different job. The fences are shorter, older, sometimes a mix of species, and a fair number carry old paint or a film-forming stain that has to come off before a penetrating oil will do anything. A sound old picket fence, brightened and stained, looks right for the house. What we cannot do is hold a fence together with stain. If the pickets are soft at the bottom or the rails are going, we tell you it is a carpenter's job first, rather than spray something that is going to fall down stained.
Berry Creek and Cimarron Hills are the older, larger lots on the north and west sides, and a lot of the fence there is on its second or third cycle. Gray cedar with a previous semi-transparent stain under it is the simplest restoration there is: brighten, dry two days, re-coat, done in a day. Wrought iron and pipe we leave alone. We stain the cedar sections and mask the metal.
What Georgetown fences usually cost
A Sun City lot with 80–120 feet of four-foot fence lands at the bottom of our range, with a pergola quoted separately on top of it. A Wolf Ranch or Teravista lot with 150–200 feet of six-foot privacy fence stained on your side lands in the lower half, and moves into the upper half if the neighbor wants their side done too or the fence is already gray and needs brightening first. Berry Creek and Cimarron Hills lots with long perimeter runs go past the top of the range, and we say so in the text rather than on the day.
