Round Rock is mostly one fence market: 2000s cedar privacy fence on flat lots, built out in the years after Dell moved in. Forest Creek, Stone Oak and Chandler Creek are the older end, 1990s fences that were stained once or twice or never. Behrens Ranch, Teravista and Paloma Lake are 2000s and 2010s HOA communities where the original coat is failing on every street at once. Brushy Creek sits on the Cedar Park line and mixes both.
Second-cycle cedar in Forest Creek and Behrens Ranch
A cedar fence that was stained once around 2010 and left alone since is in a specific state. The color is gone, but the coat that was there kept the surface from checking as badly as bare wood would have, so the boards are usually flatter and tighter than a never-stained fence of the same age. We do not strip old semi-transparent stain. We brighten through what is left of it, let the fence dry, and put a fresh oil coat over the top. If the old product was a solid or film-forming stain (it looks like paint and peels like paint), that is a different conversation, and we tell you so from the photos rather than discover it on the day.
Never-stained fences in Forest Creek and Stone Oak are the other common case. Twenty years of sun turns the top layer of cedar to gray fiber. Brightener takes that back to tan in one pass. What it does not fix is a picket that has cupped or split, so we walk the line before we spray and swap the handful that will not hold stain.
Flat lots, long runs, three neighbors
Round Rock lots are flat and rectangular, which makes the fence math easy. A typical Teravista or Paloma Lake backyard is 140 to 200 linear feet of 6-foot privacy fence shared with three neighbors. Because every run is shared, the question of both sides comes up on nearly every Round Rock quote. Our answer is the same each time: your side is the price we give you, the neighbor's side is a line item they can take or leave, and we will text them the same kind of firm number if you pass along their contact. Long straight runs are also where the sprinkler pattern shows. Look at the bottom two feet of the run along your irrigated bed. If it is darker, greener, or softer than the rest, that is the section that gets brightened twice and checked for rot before anything else.
HOA color norms in Teravista, Paloma Lake and Behrens Ranch
Round Rock's 2000s communities are HOA communities, and most of their architectural review committees approve the same family of tones: natural cedar, honey, and medium browns. Solid colors and anything that reads as red or black usually do not get through. Teravista, Paloma Lake and Behrens Ranch each have their own document, and we do not tell you what it says. My Round Rock fence was stained when the house was built around 2008. Can you stain over it?
Almost always, yes. If it was a semi-transparent oil or water-based stain, we brighten through what is left and re-coat. If it was a solid stain that is peeling like paint, send a close-up photo and we will tell you whether it is a re-coat or a strip.
Do I need a new ARC approval to re-stain the same color in Teravista or Paloma Lake?
